Crossroad Pointe

Crossroad Pointe is a three-parcel, 4.25-acre redevelopment site owned by the Mounds View EDA. The site is located at the southwest corner of Mounds View Boulevard and County Road H2. Approximately 21,900 cars per day travel Mounds View Boulevard (Source: MnDOT, 2011).

The City has selected INH Properties to develop this site. Ideally, a mixed-use development is preferred. Land sits adjacent to ta 96 unit Senior Living facility and across the street from Bio Life, an auto dealership, restaurant, and 15 screen movie theater. New walking trails were completed in the fall of 2016. Land prices will continue to increase as the Rice Creek redevelopment site is developed.

The EDA purchased the 1.28-acre parcel in September 2006 and later demolished the blighted gas station & car wash that was formerly on the site. The EDA purchased the .48-acre and 2.05-acre parcels the Summer of 2013. The structures on both parcels were demolished in the Fall of 2013. Marketing of the site began late Fall 2014.

The three parcels will be bundled for redevelopment purposes to maximize the highest and best use of the area. Greenfield Avenue will be vacated as part of the redevelopment. Stantec completed a market and land use study for the site in 2014.
